　ニューヨークのマンハッタンというメトロポリスをその成り立ちの歴史を辿りつつ、可能性から限界まで、独自の視点から斬る。世界を代表する建築家である著者は、かつてハリウッドでシナリオライターを経験したこともあり、その文章による表現力は見事で、まるで小説を読むように楽しめる。ル・コルビュジェによる著書『建築をめざして』に並ぶ名著とも言われおり、「この書を読まずして、現代建築を語るなかれ」と磯崎新氏も指摘するように、建築に携わる者のみならず、広く読まれることが期待される。採用されている写真や図版も非常に印象的なものばかりである。
　文章自体はそれほど難解ではないが、その独特の言い回しを読み解く努力は必要である。著者の言葉を借りると「マンハッタンがそれ自身のメトロポリス的アーバニズム-過密の文化なるもの-を創造したという事実を明らかにするために書かれた」ものである。人間によって作り上げられ、自然に取って代わるまでに至ったメトロポリスの特殊性を、それに関わる多くの人間の欲望や意志を通じて生々しく描いている。決して望ましいとは思えない『過密』を望んで止まない人間の強い欲望が鮮明に描かれている。自分が何気なく住んでいる街のことを改めて考えさせられる経験である。

この本はNYにおけるコニーアイランドの発生、スカイスクレーパーの林立するNYの都市の特徴などを非常によくまとめてある。また設計においても分析をもとに行うというコールハースの特徴が良く分かる一冊。

オランダ人建築家コールハースは、本書でマンハッタンの発展形態をまるで「主体」の自己成長のように描写していく。自らをニューヨークの「ゴーストライター」と称するコールハースの叙述の方法に、「建築史」あるいはその語り口を知らない僕などは、終始とまどいを覚える。しかしそうした叙述手法が、ニューヨーク内在的なその発展の可能性と限界を語るうえで、有効であるということも読み進めていくと明らかになっていくのだ。彼の言うマンハッタンとは、欧州的な「歴史ブロック」を顧みない。格子状の街路構成は、置き換えと「過密化」による、無限とも思える開発自己運動を可能にしたのである。つまるところその資本主義的開発は、ニューヨークにおいてもっとも「自然」な空間布置を獲得したのだ。「摩天楼」の発生はその必然であり、そのものが「空想性／理想性／イデオロギー性」を体現していくのだ。（本書のコルビジェがそうであるように）あらゆる批評・批判はそれとして自然的傾向に充填されていく。そしてその限界は、「全否定」によってしか全面露呈されないということは、本書が書かれたよりもずっと後におきた、「九・一一」によって明らかになった、のかもしれない。
こうしたコールハースの叙述は、資本蓄積に純化されたニューヨークという都市を論じたからこそ、可能だったのかもしれない。しかし、グローバル化が席巻する今日、こうした「建築」のイデオロギー性に着目した世界都市の叙述の方法は、例えば上海、そして東京などを考察するうえでも、有意義ではないだろうか。
でも、あまりにも博識なコールハースの物語を、全面的に理解することは、僕にはできなかった。「ゴーストライター」についていくのは難しい。
